Cancellation and Refund Policy

General Terms
All cancellations must be submitted through the Buzzards Bay Rentals, LLC (BBR) platform or by emailing BuzzardsBayRentals@gmail.com. The time of cancellation is determined by the local time zone of the property.

Refund Tiers
Within 48 Hours of Booking:
A full refund will be issued if the cancellation is made within 48 hours of booking.*
More Than 30 Days Before Check-in:
A full refund will be issued if the cancellation is made more than 30 days before the scheduled check-in date.
30 Days to 7 Days Before Check-in:
Cancellations made between 7 and 30 days before check-in are eligible for a 50% refund.
Within 7 Days of Check-in:
No refund will be issued if the cancellation is made within 7 days of the scheduled check-in date.**
* If BBR can re-book the cancelled dates, a full or partial refund may be issued. Refund may be subject to deductions for partial or reduced rate bookings
*Must also be at least 14 days before check-in to qualify for the 48-hour grace period.

Fees & Cleaning
- Cleaning Fees: Always refunded if the guest cancels before check-in.
- Service Fees: BBR service fees are non-refundable after the 48-hour grace period.

Extenuating Circumstances
BBR may override the selected policy and issue a full refund for “Major Disruptive Events,” including:
- Declared public health emergencies or government-mandated travel restrictions.
- Natural disasters (unforeseeable).
- Note: Personal illness, flight delays, or weather “common” to a region (like hurricane season in Florida) are typically not covered.
Please note that this cancellation policy applies exclusively to bookings made directly through this website (BBR). Reservations made for these properties via third-party platforms, such as Airbnb or Vrbo, are governed by the specific policies of those sites.
